Title
Conduct a public hearing and consider an ordinance for Zoning Application No. Z0124-0343, submitted by Jose Vazquez, for a change of zoning from Commercial to Commercial with a Conditional Use Permit to allow a body art/decoration business with a modification to allow the use within 1,000 feet of a parcel that is zoned residential, located at 3501 Gus Thomasson Road, Suite 31.
(No responses in favor or in opposition to the application have been received from property owners within the statutory notification area. The Planning and Zoning Commission recommends approval.)
Body
The applicant proposes to open a tattoo business within the Driftwood Village shopping center. Such businesses require a Conditional Use Permit. The proposed use is located approximately 60 feet from the single-family residential district located behind the subject property. The Zoning Ordinance requires tattoo businesses to be 1,000 feet from residential zoning, so the applicant is also requesting a modification from the separation requirement.
On February 26, 2024, the Planning and Zoning Commission voted 6-0 to approve a change of zoning from Commercial to Commercial with a Conditional Use Permit to allow a body art/decoration business with a modification to allow the use within 1,000 feet of a parcel that is zoned residential.
Recommended/Desired Action
Following the public hearing, staff recommends approval of the ordinance.
