Body

The applicant is proposing to develop an undeveloped 5-acre tract at 5201 Northwest Drive with a self-storage facility. Under the existing zoning, mini-warehouse/self-storage uses require approval of a Conditional Use Permit. However, to facilitate the development, the applicant is requesting an amendment to the Planned Development (PD) Ordinance No. 5159 to allow the use with modified development standards on the southern 5-acre portion of Tract 2, which will be referred to as Tract 3 in the proposed ordinance. PD Ordinance No. 5159 governs approximately 22 acres across two tracts, with Tract 1 currently under construction as a multifamily development and Tract 2 consisting of approximately 10 undeveloped acres zoned Light Commercial. The proposed two-story self-storage facility will consist of a single 115,000-square-foot building with a maximum height of 30 feet. While most storage units will be accessed internally, some ground-floor units will have external access via overhead doors located on the north, south, and west elevations. The proposed PD amendment will also require screening, including an 8-foot masonry wall or wrought-iron fence with an evergreen living screen.

 

On April 27, 2026, the Planning and Zoning Commission voted 7-0 to approve, subject to certain stipulations.

 

Recommended/Desired Action

Following the public hearing, City staff recommends that the City Council take action.
