Body
The applicant requests rezoning from Commercial to Planned Development - Commercial within the Skyline Logistics Hub Overlay District to allow a convenience store with fuel sales at 4301 East US Highway 80 (northwest corner of East US Highway 80 and East Meadows Boulevard). The proposal includes seven fuel pumps, allowing service for up to 14 vehicles simultaneously, with pump islands located approximately 200 feet from the Spanish Meadows Apartments.

The proposed development includes a 10,200-square-foot building, with approximately 5,400 square feet dedicated to the convenience store and 4,800 square feet intended for lease to a secondary tenant such as a restaurant, coffee shop, or laundromat. The site plan provides 43 parking spaces, including two electric vehicle charging spaces, meeting parking requirements. Landscaping exceeds ordinance minimums, with approximately 26 percent of the site landscaped and 45 trees proposed, compared to the required 10 percent and 14 trees.

On December 8, 2025, the Planning and Zoning Commission voted 7-0 to approve the PD request.

Recommended/Desired Action
Following the public hearing, staff recommends that the City Council take action.
