Body

The applicant proposes to add multifamily as a permitted use within the existing Planned Development (PD). Currently, there is no proposed layout of a residential development and no multifamily developer identified. No modifications are proposed. The proposed change is to offer flexibility in marketing the property.  Retail uses would still be permitted and developed on the site, even if multifamily uses are constructed. If approved, the PD will have three concept plans, the two already approved for retail uses and the third setting aside parcels for multifamily development.

 

On March 11, 2024, the Planning and Zoning Commission voted 5-1 (Commissioner Fulton dissenting) to approve a Comprehensive Plan amendment from Light Industrial to Commercial and High Density Residential and a change of zoning to amend Planned Development - GR, General Retail (Ordinance No. 4969) to allow multifamily uses.

 

Recommended/Desired Action

Following the public hearing, staff recommends approval of the ordinance.
