Title

Conduct a public hearing and consider an ordinance for Zoning Application No. Z0524-0361, submitted by City of Mesquite, for a change of zoning to amend Planned Development Ordinance No. 2399 to modify sign regulations, located at 3201 East Cartwright Road.

(No responses in favor or in opposition to the application have been received from property owners within the statutory notification area. The Planning and Zoning Commission recommends approval.)

 

Body

The Shadow Creek retail development includes a Development Agreement previously approved by the City Council (Resolution Nos. 42-2021 and 66-2023). The Development Agreement called for multi-tenant monument signs for the businesses in the Planned Development (PD).  However, because the PD is being subdivided into multiple lots, the proposed multi-tenant signs would advertise businesses that are technically off-premises, which is prohibited by the Sign Ordinance. The proposed PD amendment would allow for multi-tenant signs within the PD to advertise any business within the PD, regardless of lot lines.

 

On May 28, 2024, the Planning and Zoning Commission voted unanimously to approve Application No. Z0524-0361, for a change of zoning to amend Planned Development Ordinance No. 2399 to modify sign regulations.

 

Recommended/Desired Action

Following the public hearing, staff recommends approval of the ordinance.
