City staff is proposing to rezone approximately 14 acres of City-owned property west of Gross Road and south of Westlake Park from a residential zoning district to Planned Development (PD) - Industrial for two purposes. First, the City's Economic Development Department is exploring the potential sale of approximately 2 acres along Gross Road for future development, which could include a multi-tenant office/warehouse building for small businesses or contractors, while no improvements are planned for the remaining acreage. Second, rezoning the property to a nonresidential district would remove existing screening requirements that currently apply to the adjacent commercial properties at 311, 321, 327, and 333 Gross Road.

Because these adjacent commercial and industrial uses predate the residential zoning designation and the subject property is not used residentially, the required screening is technically unnecessary. Rezoning to PD-Industrial would eliminate this obligation and allow the City to establish specific development standards for any future development on the property, making the site more feasible for sale and redevelopment.
