Body

The proposed development is a build-to-rent residential community where the detached dwelling units are all on one lot and are rented out rather than sold.  The 186-unit development will consist of one-story detached dwelling units featuring 1-bedroom, 2-bedroom, and 3-bedroom layouts.  The development will have an overall parking ratio of two (2) parking spaces per dwelling and a range of outdoor amenities.  The proposed Planned Development will follow all the requirements in the Zoning Ordinance, Section 2-501, except for the requested modifications regarding landscaping, parking location, parking ratio, unit type ratios, minimum unit size, and number of indoor amenities.

 

On November 25, 2024, the Planning and Zoning Commission voted 7-0 to deny a change of zoning from General Retail to Planned Development - Multifamily. The applicant has submitted a timely appeal of the Planning and Zoning Commission’s denial and has requested that the item be postponed without a date certain.

 

Recommended/Desired Action

Following the public hearing, staff recommends City Council take action.
