Conduct a public hearing and consider an ordinance for Zoning Application No. Z0321-0186, submitted by LGE Design Group, for a change of zoning from Commercial and Planned Development - Light Commercial Ordinance Nos. 2646 and 2647 to Planned Development - Commercial to allow an industrial business park, located at 1600 E. U.S. Highway 80, 2000 E. U.S. Highway 80, 997 Santa Maria Drive and 900009 Santa Maria Drive.
(Three responses in favor and one in opposition to the application have been received from property owners within the statutory notification area. The Planning and Zoning Commission recommends approval with certain stipulations.)
Body
The applicant proposes construction of three buildings totaling 542,846 square feet of area. The buildings would primarily be used for office and warehousing but may also include light assembly and retail. The Planned Development (PD) would include a significant number of trees, as well as sound and light mitigating regulations.
Staff and the Planning and Zoning Commission recommended the PD be based on the Commercial district instead of the Industrial district but allow certain uses in addition to the usual uses permitted in the Commercial zoning district. Additional uses permitted would include warehousing and light assembly. Manufacturing uses would require a conditional use permit.
On April 26, 2021, the Planning and Zoning Commission voted unanimously to approve a change of zoning from Commercial and Planned Development - Light Commercial Ordinance Nos. 2646 and 2647 to Planned Development - Commercial to allow an industrial business park.
Recommended/Desired Action
Following the public hearing, Staff recommends approval of the ordinance.
