Body

The applicant, TMI Climate Solutions, requests a Conditional Use Permit (CUP) to operate within the new Lovett Industrial development at US 80 and IH-635. TMI will manufacture custom and semi-custom air handling units for healthcare, pharmaceutical, and higher education markets. The process includes panel fabrication, insulation, assembly, installation of third-party components, and optional finishes before shipment. TMI will occupy the entire ~203,000-square-foot building, and employ up to 250 people. No modifications are requested with this CUP.

 

On September 22, 2025, the Planning and Zoning Commission voted 7-0 to approve the rezoning request for the Conditional Use Permit.

 

Recommended/Desired Action

Following the public hearing, staff recommends that the City Council take action.
