Conduct a public hearing and consider an ordinance for Zoning Application No. Z0426-0448 submitted by Ricky Ponton for a change of zoning from General Retail to Planned Development - General Retail with a Conditional Use Permit to allow an Electrical Contractor Office and Warehouse with Accessory Outdoor Storage with modified development standards located at 1402 and 1406 Rodeo Center Boulevard.
(One response in opposition and none in favor of the application have been received from property owners within the statutory notification area. The Planning and Zoning Commission recommends approval with certain stipulations.)
Body
The applicant requests a change of zoning to allow Matrix Electric Company, Inc., to continue operating an electrical contractor office/warehouse with accessory outdoor storage while establishing modified development standards. The business has operated at 1406 Rodeo Center Boulevard since 2011, and the applicant recently acquired the adjacent vacant property at 1402 Rodeo Center Boulevard to expand operations.
The proposal includes combining the two properties into a single lot, constructing a screened parking and outdoor storage area for company vehicles, trailers, and equipment, and completing related site improvements. The proposed ordinance would establish a Planned Development (PD) based on the General Retail district, along with a nontransferable Conditional Use Permit (CUP) that includes specific standards for screening, parking, accessory outdoor storage, and fencing.
On June 22, 2026, the Planning and Zoning Commission voted 7-0 to approve the request subject to certain stipulations.
Recommended/Desired Action
Following the public hearing, City staff recommends that the City Council take action.
