Conduct a public hearing and consider a request from Richard and Karen Crownover to substitute a wood fence for a required masonry screening wall on property located at 4401 North Belt Line Road.
Body
The applicants intend to renovate the office structure on the site into a commercial kitchen. This triggers a requirement to install a masonry screening wall next to abutting residential properties. The applicants have requested to repair the existing wood fence in lieu of building the masonry wall.
The City Council may waive, defer or approve a substitute for the masonry screening requirement if it finds that screening and/or buffering is impractical or unnecessary. Staff believes that the existing wood fence, when properly repaired, will provide adequate screening between the adjoining homes and proposed use.
Recommended/Desired Action
Following the public hearing, staff recommends approval.
