Conduct a public hearing and consider an ordinance for Application No. Z0718-0055, submitted by Christopher Browne of EHRA Engineering, for a change of zoning from Kaufman-Interstate 20 District to Planned Development - Single-Family to allow development of a single-family residential subdivision, located south of Interstate Highway 20 and west of the intersection of High Country Lane and Dozier Circle.
(No responses in favor or opposition to the application have been received from property owners within the statutory notification area. The Planning and Zoning Commission recommends approval of the application.)
Body
The property is currently vacant. On October 17, 2016, the City Council approved the High Country Estates development in the K-20 zoning district, but it has not been developed. The applicant proposes to rezone the property to allow 540 homes, which is 256 more homes than what is currently allowed. To date, a required Traffic Impact Analysis and Flood Study have not been completed and may impact the overall development.
On September 24, 2018, the Planning and Zoning Commission voted unanimously to approve Application No. Z0718-0055, for a rezoning from Kaufman-Interstate 20 District to Planned Development - Single-Family Residential that would allow a single-family residential development.
Recommended/Desired Action
After the public hearing, staff recommends approval.
