Conduct a public hearing and consider an ordinance for Application No. Z0519-0097, submitted by Heartland Retail LP, for a change of zoning from Agriculture and General Retail to Planned Development - General Retail to allow restaurant and retail uses, located at 6622 FM 741.
(No responses in favor or in opposition to the application have been received from property owners within the statutory notification area. The Planning and Zoning Commission recommends approval with certain stipulations.)
Body
The subject property includes 25 acres that was annexed and zoned General Retail in 2018 and 1.9 acres of land that was annexed in 2010 and is zoned Agriculture (AG). The applicant is requesting a Planned Development in order to remove the AG zoning, add additional land uses, and to establish modifications to the parking requirements, district screening, building materials, and signage.
On July 8, 2019, the Planning and Zoning Commission voted 6 to 0 to approve Application No. Z0519-0097, for a rezoning from Agriculture and General Retail to Planned Development - General Retail to allow restaurant and retail uses.
Recommended/Desired Action
Following the public hearing, staff recommends approval of the ordinance.
