Title

Conduct a public hearing and consider possible action regarding a request from Eddie Aguilar of Jacob & Martin, on behalf of PepsiCo Beverages Co., to substitute a six-foot-tall wooden fence for a required eight-foot-tall, long-span precast masonry screening wall along the southernmost property line of property located at 4532 Interstate Highway 30.

 

Body

PepsiCo has operated a bottling facility on the subject property since 1969. Since then, several facility expansions have taken place. Another addition is proposed that will include 70 truck parking spaces at the southernmost part of the property where the property is adjacent to a parcel zoned Traditional Neighborhood Mixed Residential (TNMR), which is a residential zoning district. PepsiCo is required to provide an eight-foot-tall, long-span precast masonry screening wall with a buffer tree line along the property line adjoining the TNMR zoned property. However, the applicant is requesting a screening substitution to allow a six-foot-tall wood fence and to use existing trees instead of the required buffer tree line.

 

The City Council may waive, defer or approve a substitute for the masonry screening requirement if it finds that required screening and/or buffering is impractical or unnecessary.
